Colliers International, on behalf of the U.S. Department of the Navy, is pleased to formally announce the sale of the Electromagnetic Reduction (EMR) Facility at the former Naval Station Ingleside (NSI), Ingleside, TX. Branded as the "Ingleside Industrial Marine Complex," the Property will be sold via public online auction, commencing in October 2010.

LOCATION

The Ingleside Industrial Marine Complex, located approximately 18 miles northeast of Corpus Christi, consists of approximately 155 acres, including 105 acres of submerged land, 46 acres of upland area, and a 4-acre easement and right-of-way to Highway FM1069. The Property is located in an area of Ingleside that is characterized by a mixture of land uses including industrial, commercial and low-density residential. The abutting properties are industrial in nature and include the 400+-acre Kiewit Offshore Services, Inc. marine fabrication facility to the north and west. Across the Jewell Fulton canal are a variety of marine-related industrial and commercial uses, including the site of a $20 million wind turbine and blade testing facility to be operated by a consortium of educational institutions, led by the University of Houston.

REDEVELOPMENT OPPORTUNITY

The Ingleside Industrial Marine Complex has a current zoning designation of R-1 (single family residential). The City has expressed a desire to be responsive to any future rezoning requests from the successful bidder. The upland portions of the property are located within the planning and zoning jurisdictions of the City of Ingleside. The submerged portions of the property are located within the planning and zoning jurisdictions of the City of Corpus Christi. Interested parties are strongly encouraged to contact the Legal Reuse Authority ("LRA"), for further information regarding the potential entitlements and development opportunities that may be available to the successor owner of the Property.

PUBLIC SALE PROCESS

The current disposal of the Property is being carried out by the Department of Navy Base Realignment and Closure Program Management Office ("BRAC PMO") on behalf of the United States Government. Colliers International, acting under the direction of the BRAC PMO, has been tasked to make the Property available for sale to the general public and to conduct a public online auction in order to sell the Property to the highest bidder.
